HomeOwnership - TWO PROGRAMS: ONE FIT!

HomeStart

Successful applicants will rent a program house and will have 1/15th of the sales price forgiven for each year they live there.

What's the deal?

Household income is less than 60% of area median income and greater than $15,600;

Three bedroom remodeled homes, located primarily in the City of Trotwood;

$400 - 500 monthly rent plus utilities;

An annual financial review and re-certification is conducted for all participants;

Successful completion of homeowner classes are required before being housed.

Are you eligible?

You live or work in Montgomery County and have submitted a complete application with a $25.00 non-refundable fee.

There is at least one minor child living full-time in the household.

CountyCorp receives a positive rental history with good references.

You have adequate income to pay rent, utilities, minor maintenance, and regular monthly bills.

Any bankruptcy is discharged at time of application.

 

Lease Purchase

Successful applicants will lease a home in our program for 12 months while preparing themselves for getting a mortgage at the end of that period.

What's the deal?

Household income is less than 80% of area median income and greater than $20,000;

Remodeled homes located primarily in Ft. McKinley, Salem Village, and Townview neighborhoods;

$500 rent for a 12-month lease period then purchase home for between $59,000 - 65,000;

CountyCorp provides up to $3000 towards your closing costs.

Are you eligible?

You live or work in Montgomery County and have submitted a completed application with $25.00 non-refundable fee;

You are a first-time homebuyer with a minor child living in the home (may be waived);

You will open and maintain a savings account of 4% of your net income until purchase;

You have adequate income to pay rent, utilities, minor maintenance, and regular monthly bills.

Any of your credit or budget issues can be solved in one year or less.
